Just four kilometers from the village of Castellina in Chianti, a few minutes' drive along a well-maintained dirt road, you are in another world. 

This was probably also the attraction for the famous artists who lived on this estate in the past and who were or are neighbors. However, due to the size of the land - this estate covers 7.5 hectares - no neighboring house is visible, not even on the drive. 

 

Here we are in the middle of the traditional Chianti region, as we know from the beautiful illustrated books.  The "Chiantigiana" (SR222), the route on which the famous 1000 Miglia race led through Chianti, is the next major road in the direction of Florence.  Well-known wineries, such as those of the Marchesi Mazzei, and cultural assets, such as the Chianti Sculpture Park, can be reached in a few minutes.

 

The property is south-west facing and enjoys sun all day long. Between the main house and the outbuilding, both built of local natural stone, and around both are simple gardens and manicured lawns in keeping with the style of the property. The total living space is about 550 m2, of which around 100 m2 is in the guest house. Both the main house and the guest house have spacious rooms on two floors. The main building comprises living/dining rooms, a spacious kitchen and four bedrooms with en-suite bathrooms. In keeping with its origins as a farmhouse, there is even still the traditional, large wood-fired oven. The guest house has two bedrooms with adjoining bathrooms, as well as a huge living room with a large fireplace. Both houses are in very good condition, the guest house was completely renovated in 2015. 

 

The olive grove comprises around 320 trees and is laid out on terraces with traditional stone walls. The extra virgin olive oil is a highlight for family, friends and guests.

 

There is a system with solar panels that produces hot water and heating water, as well as a modern automatic heating system. The system could easily be supplemented with photovoltaics to make it even more independent. A private well provides good drinking water. The pool (5 x 8m) needs to be renovated: The current owners do not wish to alter it themselves, however, so that the new owners can design it to suit their needs. A Projekt already exists.
